I. SUBJECT OF THE CONTRACT

II. RIGHTS AND RESPONSIBILITIES OF THE ASSIGNER

Article 2 The ASSIGNER is obliged:
      a/ to give the EXECUTOR all the necessary documents to accomplish the deal /notary deed, plan, assessment etc./;
      b/ to inform the EXECUTOR immediately if there is a change in the price of the real estate, not later than a forthcoming inspection;
      c/ to inform the EXECUTOR if the negotiated real estate has, or after the signing of this contract there are established real rights, mortgages, injunctions, or the real estate is involved in legal arguments; the ASSIGNER is obliged to supply a reference or a certificate from the corresponding listing office. Otherwise the ASSIGNER is considered unconscientious, and the EXECUTOR has the right to terminate the contract; in this case the ASSIGNER has to pay a penalty, which is a double of the agreed bonus.
      d/ to send all potential buyers to the EXECUTOR, no matter where they claim they have received the information;
      e/ to supply access to the real estate if the EXECUTOR wants to have an inspection;
      f/ to pay the EXECUTOR the bonus, mentioned in article 1, no later than the signing of a preliminary contract. If a deal is made with the negotiated real estate within the duration of this contract, the ASSIGNER owes full bonus to the EXECUTOR, no matter if the latter can prove a contribution for the conclusion of the deal.
      g/ In cases of breaking the terms of this contract, or in case of refusal to conclude a deal, the ASSIGNER owes a penalty at the extent of the doubled bonus agreed with the EXECUTOR. The ASSIGNER personally owes the same penalty, if the real estate is co-owned, and the behavior of another owner is the reason for breaking the contract.

III. RIGHTS AND RESPONSIBILITIES OF THE EXECUTOR

Article 3 The EXECUTOR is obliged:
      a/ to advertise the real estate in specialized editions at his/her expense, until a preliminary contract is concluded;
      b/ to arrange inspections of the real estate;
      c/ to prepare a project for a preliminary contract;
      d/ to organize the conclusion of the deal at the notary’s office, if the ASSIGNER wants that.
Article 4 The EXECUTOR is not responsible for the fulfillment of the contract concluded between the ASSIGNER and the buyer.
Article 5 If after the conclusion of this contract the ASSIGNER sells the real estate, mentioned in article 1, without the mediation of the EXECUTOR, the ASSIGNER is obliged to pay to the EXECUTOR a penalty at the extent of the bonus, agreed in article 1.
Article 6 If an inspection is to be performed, a report in part IV of this contract is filled in.

The current contract consists of two pages, it was formed in two copies and signed by both contracting sides.
